Acquisition Announcement: Southwest Indianapolis Industrial Portfolio

We are delighted to share that on Friday, December 6th, we closed on the acquisition of a two-property industrial portfolio located in Southwest Indianapolis. The property, acquired from Colliers, marks a significant addition to our growing industrial portfolio.


This portfolio, totaling 245,000 square feet, comprises two strategically located properties at 4316 W Minnesota Street and 4750 Kentucky Avenue. With 100% occupancy, the assets are leased to three established tenants in logistics and industrial packaging.


Key Highlights of the Acquisition:

High Functionality: Both properties feature clear heights of 26’-28’, tilt-up concrete construction, LED lighting, and ample truck/trailer parking, ensuring modern logistics functionality​.


Prime Location: Situated along the I-70 and I-465 corridors, these assets provide seamless access to major transportation routes, Indianapolis International Airport, and FedEx’s second-largest air hub in the world​.


Strong Market Fundamentals: The Southwest Indianapolis submarket continues to experience robust demand, with rental growth of 24% since 2022 and vacancy rates as low as 2.1% for non-modern bulk industrial product​.


The acquisition of the property aligns with our strategy to invest in well-located, high-potential industrial properties in dynamic markets. These assets not only deliver stable in-place cash flow but also present significant upside potential as leases roll and rents are brought to market levels​.
